FUTCH CREEK APARTMENT COMPLEX

Dear Neighbors,
It looks like the developer is proceeding with his proposed development as presented in December at public information meetings. I am opposed like many of you, to the development of an apartment complex along Futch Creek Road. It will drive our property values down even more. It will add an additional 500+ cars to Futch Creek Road daily. I don't think that is a wise move and add more problems and congestion to the already congested traffic in our area. The developer is planning to push their agenda through to the County Commissioners on April 12th and if we don't STAND UP against these guys and fight for our community and its surrounding area, we will be the ones dealing with the repercussions for years to come. Please join me at this meeting. We will be sending out more info and strategy as it becomes available.

Thank you!

HOA - CHANGE IN MANAGEMENT COMPANY

After much thought and deliberation, we have made the decision to change management companies as of 10/1/11. Over the past year or so, we have not been satisfied with the level of service that CAMS has been providing, and feel this change is necessary. We anticipate a much higher level of service, while also saving approximately $2,700 annually, through a reduced management fee from our new company, Premier Management. This savings will help toward some much needed maintenance and improvement projects around the neighborhood.

Please be on the lookout for a package in the mail from Premier by early September, and return the documents as quickly as possible. This will contribute to what we anticipate will be a very smooth transition. We realize this will take a little time and coordination for all of us, but we feel this will benefit the community going forward.

If you have any questions or concerns, please contact Derek Jarrett from Premier at (910) 679-3012, Ext 700.

YARD MAINTENANCE

There are a couple of yard maintenance related reminders that need to be brought to everyone’s attention.

     • Please be aware that if your yard is fenced, and your neighbor’s yard is also fenced, the space between fences should be maintained by you and the neighboring homeowner. This applies to fence spaces along the sides and back of your yard, if applicable.

     • If your yard backs up to a drainage swale/ditch, please note that those spaces should also be maintained by the homeowner.

Neither of the areas mentioned above are maintained by Vineyard Plantation’s landscaping service, as they are not considered common areas. They are drainage easements and the responsibility lies with the individual homeowners whose property borders these areas, and should be maintained in the same fashion as our yards.

POOL ACCESS - MESSAGE FROM OUR HOA BOARD

Dear VP Neighbors,

We are hoping everyone has been able to take advantage of the pool during this latest stretch of nice weather. We are asking for everyone's help going forward to ensure our pool is kept safe, while only being used by residents and guests of our neighborhood (Enclave and Preserve). There has been a few concerns voiced to us by some fellow residents who want to be sure that the families currently living in the Registry, as well as future residents of the new homes being built over there, are not going to use our pool.

To clear up any confusion, the existing homes in the Registry, as well as all the new homes that will be built, are not part of our HOA. They are not paying quarterly dues to us, and do not have rights to use our pool. The close proximity of these homes to the Preserve side of our neighborhood has created the concerns mentioned above. We have sent letters to the existing homeowners, and have contacted both the listing agent and the management company for the Registry, to ensure this is clear to all current and prospective homeowners. We do not believe we have any major issues at this time, but it could present a problem down the road.

Since we do not have any type of swipe system or lock on the pool gate, we are asking that everyone please have their pool keys with them and visible at all times while at the pool, to help identify residents and guests. If for some reason you do not have a pool key, please contact CAMS who can help with the paperwork, etc… Thank you for your help and cooperation. Have a great summer!
